We were asked to reimagine a 390 square foot addition that had moisture and temperature issues and lacked any formal character or function and lots of old dilapidated windows into a new master suite with walk-in closet and large master bath. Our new design created a more private space with a fair amount of natural light and a space with extra room for their growing family. The project was not without its surprises with a failed skylight, no exterior vapor barrier and no insulation being discovered along the way. We removed everything except the exterior decking and subfloor and split the space into a 220 square foot master bedroom, a 90 square foot full bath, and a 70 square foot walk-in closet. We changed the window layout to maximize light where needed while maintaining privacy and installed new vinyl windows and insulated the exterior walls. We opted to replace the exterior siding which gave us a chance to add the required vapor barrier. We cut back the overhanging trees, updated to an interlinked smoke alarm system, and balanced the HVAC system to properly heat and cool the large space. Highlights included vaulted ceilings with new recessed lighting; a large walk-in shower with elongated subway tiles; a large single vanity with plenty of counter space and storage; a closet system, new flooring, fixtures, and craftsman trim throughout. City approved, homeowner approved, VADA approved with significant value added to the home taking it from a 1 bath, 2 bed to a 2 bath, 3 bed in just under 2 months.
